Claremount

‘Claremount’ is a residential development located at Claremont Road / Cornelscourt Hill Road, Cabinteely, Co. Dublin on a site of c. 2.22 hectares, and is being developed by Parkway Partnership.  The development comprises a prestigious development of family homes in one of south Dublin's most exclusive suburbs. 

The site formally comprised the grounds of three private residences formally known as Claremont, St. Bernard’s and Eventide.  Claremont House is a 2-storey house dating from the early 19th Century, which has been extended over the years and is a protected structure.  The house, together with its gate lodge has been retained and refurbished as an integral part of the development.

Planning permission was also granted for the restoration of the former Walled Garden located within the curtilage of Claremont House, and its retention as public open space. A number of subsequent planning applications were made, seeking revisions to the approved development; including amendments to ‘Claremont’ House, and the refurbishment and reconstruction of existing Claremont gate lodge.

Stephen Little & Associates, were appointed as the Planning Consultants for the scheme, working with teh architects, engineers and landscape architects to advise our client and the design team in respect of the issues surrounding the redevelopment of this site.

The propsoed scheme was initially refused permission by Dun Laoghaire Rathdown County Council, however following a successful 1st party appeal to An Bord Pleanála, a grant of permission was issued on the basis that the proposed development would not materially or adversely affect the character or setting of the protected structure ‘Claremont’.

A number of subsequent planning applications were prepared for minor modifications and alterations, during the construction process.

  • Site appraisal and assessment of Development Potential.
  • Co-ordination of a design team.
  • Pre - planning meetings with Dun Laoghaire Rathdown County Council.
  • Part V Social and affordable housing consultation with Dun Laoghaire Rathdown County Council.
  • Preparation and lodgement of a number of planning applications for development on the subject site.
  • Preparation and submission of a successful 1st Party Appeal to An Bord Pleanála in 2005,
  • Ongoing consultation with the Conservation Officer at Dun Laoghaire Rathdown County Council.
  • Preparation and lodgement of compliance submissions relating to a number of the relevant planning permissions.

The subject development is currently under construction and is nearing completion on site.
