Digital Hub

The ‘Digital Hub’ is a unique project established to support the development of digital media enterprises within Dublin City and specifically within the Liberties/Coombe area. The project is overseen by the Digital Hub Development Agency who is responsible for developing a globally competitive digital media industry.

Under this government initiated programme, the ‘Digital Hub’ lands consist of two sites: the northern site comprising land on the north side of Thomas Street West and the southern site, a site of c.1.1 hectares (c.2.66 acres), located on the south side of Thomas Street West. The southern site is within the control of Manor Park Homebuilders Ltd, who have from the outset of the project, sought the Town Planning Services of Stephen Little & Associates.

deBlacam & Meagher Architects were engaged in the design of a scheme for the lands, with input from other experts on civil engineering, traffic & transportation, mechanical and electrical engineering, fire safety, energy efficiency, micro-climate and environmental issues.

As the Planning Consultant, Stephen Little & Associates had direct responsibility for the preparation and/or co-ordination of the following project elements:

  • Site appraisal and assessment of Development Potential
  • Overall Project Management and co-ordination of Design Team
  • Pre-planning meetings with Dublin City Council
  • Preparation and Lodgement of 3 no. planning applications to Dublin City Council
  • Preparation of an Environmental Impact Statement
  • Preparation and submission of a 1st Party appeal to An Bord Pleanála
  • Submission to the Liberties Coombe Local Area Plan

The Digital Hub represents an opportunity to redevelop a former industrial heartland and provide for the significant regeneration of a key inner city area. The Digital Hub lands have the capacity to introduce employment opportunities through the delivery of high quality digital media and office space in addition to retail, residential and social/cultural uses. The project will refurbish a number of protected structures and introduce active uses to a currently derelict site.

To date, permission has been granted for the first phase of development. This proposal comprises some 9,911 sq m office, retail, commercial and residential floor space and will be 8 storeys (c.27m) max in height.

Development of future phases of ‘The Digital Hub by Manor Park Homebuilders Ltd’ will be informed by the Liberties Coombe Local Area Plan. Stephen Little & Associates have made submissions in respect of this Local Area Plan on behalf of Manor Park Homebuilders Ltd.
