Regional Planning Guidelines Implementation Annual Report 2011

rpgs_reportThe Government today published a report on the implementation of the Regional Planning Guidelines across the country. 

Since the Planning & Development Act 2010 came into effect, Planning Authorities have been required to demonstrate in a Core Strategy how their development plan(s) meet the targets set for them in the Regional Planning Guidelines for their area. This has led to the well publicised debates about 'over-zoning', 'de-zoning' and 'phasing' of residential lands to meet population targets.

The report contains some interesting statistics

  • Prior to the 2010 Planning Act, the State had a total of 41,788ha of undeveloped, but zoned residential land
  • Since the 2010 Act, some 5,159ha have been de-zoned
  • The majority of de-zonings happened in the Mid-west and Midlands RPG areas (3,315ha and 1,036ha de-zoned respectively)
  • No dezoning occurred in the Greater Dublin Area and Mid-East Regions
  • Some 11,113ha of land remain zoned for housing development in current development plans. This is enough to accommodate 299,454 houses.
